Nebraska Clay County Grassland and Wetland Parcel

Ducks Unlimited is selling a Clay County, Neb. parcel of wetlands and restored native grassland during a live auction on Dec. 11 at 10: 30 a.m. at the Sutton Senior Community Center in Sutton, Neb. (Sale Flyer) The land is six miles east and three miles south of Clay Center, Neb. The land lies in Nebraska’s Rainwater Basin, one of the most important migration habitats in the Central Flyway and a primary destination for waterfowl hunters and bird watchers. This tract shares a border with the U.S. Fish and Wildlife Services’ (FWS) Green Acres Waterfowl Production Area.

This property is approximately 153.85 +/- acre and includes almost 40 acres of wetlands. The parcel has one well and a new, buried pipeline from that well to the two largest wetlands on the property. The well is powered by a portable unit, which goes with the property but is in poor condition. The well may be used to fill the two wetlands and potentially irrigate the grass. The property also includes new perimeter fence around the entire parcel.

The tract (153.85 acres) is covered by a perpetual conservation easement held by the FWS. The easement allows grazing any time, as well as haying, mowing and seed harvesting after July 15. The easement allows recreational activities such as hunting, fishing, trapping, all of which are controlled by the landowner.

A 39.9 acre portion of the property (see map) is enrolled in a 10-year Wetland Reserve Program contract that expires on September 30, 2017. Until the contract expires, grazing and haying may be further restricted on that portion of the property.

Auction information: The property will be sold at public auction at the Sutton Senior Community Center in Sutton, Nebraska on Tuesday, December 11, 2012 at 10:30 a.m.

Winning Bids and Terms: 20 percent down payment on the sale date with balance due on or before January 10, 2013. Ducks Unlimited will pay the 2012 property taxes at closing, based on an estimate of taxes to be obtained from the County Assessor.

Seller Financing: No seller financing is being offered. The property is offered without buyer contingency of any kind.
