The property can also be accessed from the Russell Lakes State Wildlife Area, which adjoins the parcel to the south and east.
This property is subject to conservation deed restrictions (Deed Restriction). Grazing, haying, low-impact recreation and hunting ARE ALLOWABLE under the deed restrictions.

Ducks Unlimited reserves the right to reject any and all bids at their sole discretion. A ten percent (10%) down payment is due from the buyer within 3 business days of the auction closing. The balance of the bid price is due in certified US funds, bank cashier's check or confirmed wire transfer at closing which will take place approximately 30 days after end of the bidding period. Closing costs and title insurance are the buyer's responsibility. Buyer will receive all mineral rights and appurtenant water rights. Property taxes will be prorated to the date of closing and paid by the respective parties at closing.
