Goebel Ranch – Parcel 6: Ranch House, Building Site and Acreage

Internet auction will be used to sell the Goebel Ranch Building Site and Acreage – Parcel 6, a Ducks Unlimited property that provides a great opportunity to purchase a complete ranch headquarters. The Goebel Ranch Building Site and Acreage – Parcel 6 is approximately 78.69 +/- taxable acres and includes a 1260 sq ft, 3-bedroom modern ranch-style house, a 40’ X 65’ machine shed with concrete floor and apron, a multi-paddock corral system with adjacent 35’ X 100’ pole barn and a 20,000# capacity livestock scale and load-out chute. Approximately 60 acres of the parcel are fenced and suitable for grazing and/or haying. An improved artesian well water delivery system supplies water to this site and an existing shared well-agreement with adjacent landowners goes along with this property.

 

The parcel is located in south-central McPherson County, South Dakota, approximately 18 miles southwest of the town of Leola. Bid Registration: On-line bids will be accepted between March 3, 2014 and April 1, 2014. Bid packages are available on-line (top left of this page) or by contacting the Ducks Unlimited. (See contact information). Bidders must be registered before submitting bids and can only place bids on-line.Bidders should register a minimum of 5 days prior to the auction end date to ensure registration requests will be processed and approved accordingly.

Winning Bids and Terms: At the end of the bidding period, the person submitting the highest bid will be declared the buyer. A ten percent (10%) down payment is due within 3 business days of being accepted as the winning bidder. The balance of the bid price is due in certified US funds, bank cashier's check or confirmed wire transfer at closing which will take place approximately 30 days after end of the bidding period. Closing costs and title insurance is the buyer's responsibility. Buyer to receive all mineral rights. Property taxes will be prorated to the date of closing and paid by the respective parties at closing.

Seller Financing: No seller financing is being offered. The property is offered without buyer contingency of any kind. Have financial arrangements secured prior to registering a bid.
