Holdrege Wetlands and Grasslands
Ducks Unlimited is selling a 164.7 acre tract of wetland and grassland habitat in Phelps County, Nebraska. The property is located two miles east of Holdrege, Nebraska, with easy access from the “Polyline Highway” and local gravel roads. The former cropland on the property was planted to native grasses and forbs in May 2008. While still only in the second growing season since being planted, the native grasses and forbs are quickly establishing very nice upland habitat on the site. A large 52 acre seasonal wetland is located on the property, providing excellent wildlife habitat and opportunities for waterfowl hunting.
A well is located in the northwest corner of the property and can be used to augment water in the wetland, subject to any rules governing the use of groundwater for such a purpose. Ducks Unlimited is in the process of converting this diesel engine system to an electric well in order to make the well easier to operate for wetland management purposes. The well conversion project will be completed prior to the date of the auction.
The property is perpetually protected through a conservation easement held by the Tri-Basin Natural Resources District located in Holdrege, Nebraska. The easement protects the property from ever being plowed or cultivated. Grazing is allowed on the property. Haying is allowed each year after July 15th to provide sufficient time for most ground nesting birds to successfully hatch. The completed easement document is available for viewing as a pdf file.
The property is also under a Cooperative Agreement with the Rainwater Basin Joint Venture (RWBJV). The RWBJV provided significant funding towards the habitat restoration work on the site and is interested in assisting with future habitat management actions. The Cooperative Agreement gives the RWBJV the authority to pay for wetland pumping costs and provide disking and herbicide treatments to the wetland in order to maintain high quality waterfowl habitat within the wetland.
The property is enrolled in an Environmental Quality Incentives Program contract with the U.S. Natural Resources Conservation Service. The EQIP contract provided DU with cost sharing assistance to restore native grasslands on the property. The EQIP contract will transfer to the new buyer, entitling the buyer of this property to the third and final incentive payment, $9,540, payable in approximately September 2010. Ducks Unlimited received the first two payments under this contract. The buyer must agree to accept the terms and conditions of the EQIP contract. Under the terms of the EQIP contract, additional cost sharing is available to the buyer for cross fencing and livestock water development.
As part of the transaction, DU will also provide to the buyer a “flowage easement” that covers approximately 20 acres of the adjacent property to the east. The flowage easement does not provide access privileges to the neighboring property, but does allow the buyer to pump water into the wetland on the buyer’s property, impacting a small part of the adjacent property.
It is the intent of DU that approximately 70 certified irrigated acres will remain on the property at the time of the sale of the property. It is also the intent of DU that these certified irrigated acres be used for wetland management purposes on the property. It is also the intent of DU that the 70 certified irrigated acres will be tied to the property, through an easement granted to Tri-Basin Natural Resources District, for the purpose of wetland management, and can never be transferred, sold or exchanged.
DU is in the process of constructing a new barb wire fence around the entire perimeter of the property. The fence will be completed before the date of the auction.
Located in the western portion of the Rainwater Basin, the property contains ring-necked pheasants, bobwhite quail, waterfowl, deer and many other species of wildlife.

On-line bids only will be accepted between 08/14/2009 starting at 8:00AM CST and 09/14/2009 ending at 5:00PM CST. Bid packages are available on-line or by contacting the Great Plains Regional Office of Ducks Unlimited.
Winning Bids
and Terms: At the end of the bidding period, the person submitting
the highest bid will be declared the buyer. A ten percent (10%) down
payment is due within 3 business days of being accepted as the winning
bidder. The balance of the bid price is due in certified US funds,
bank cashier's check or confirmed wire transfer at closing which
will take place approximately 30 days after end of the bidding period.
Closing costs and title insurance is the buyer's responsibility.
Buyer to receive all mineral rights except the rights to carbon sequestration.
Property taxes will be prorated to the date of closing and paid by
the respective parties at closing. Purchase of property is subject to a right-of-first-refusal. Please contact DU for more information.
Seller Financing:
No seller financing is being offered. The property is offered without
buyer contingency of any kind. Have financial arrangements secured prior
to registering a bid.
