Internet auction will be used to sell the Kidder County Grasslands-Parcel 5, a Ducks Unlimited premier grassland property. This property is approximately 320 +/- acres comprising of 258.7+/- acres of native grasses, 61.4+/- acres of restored native hay and small temporary and seasonal wetlands. The property is perimeter fenced. The hayland is fenced out from the grazing land.
ND Highway 36 and paved and graveled roads provide access to the property.
The tract is located in central Kidder County, North Dakota northeast of the town of Robinson, ND. This tract of land lies on the Missouri Coteau, an elevated prairie landscape of glacial origin dotted with numerous wetland depressions. Wetland densities in the area have the potential to attract in excess of 80 to 100 breeding duck pairs per square mile. Additionally, several large Federal Waterfowl Production Areas and State Game Production Areas dedicated to waterfowl production, upland birds, deer and habitat preservation are located in close proximity. This tract will provide good grazing to the cattleman who is looking for additional grazing acreage.
The tract has wildlife ranging from various waterfowl species, upland game birds, white-tailed deer and other ground nesting birds. Several small to large marshes in and around the parcel attract flocks of breeding and migrating ducks in addition to a wide variety of other migrating water birds.
The property’s wetlands and grasslands are protected by US Fish & Wildlife Service wetland and grassland easements.

and Terms: At the end of the bidding period, the person submitting the highest bid will be declared the buyer. A ten percent (10%) down payment is due within 3 business days of being accepted as the winning bidder. The balance of the bid price is due in certified US funds, bank cashier's check or confirmed wire transfer at closing which will take place approximately 30 days after end of the bidding period. Closing costs and title insurance is the buyer's responsibility. Buyer to receive all mineral rights except the rights to carbon sequestration. Property taxes will be prorated to the date of closing and paid by the respective parties at closing.
No seller financing is being offered. The property is offered without buyer contingency of any kind. Have financial arrangements secured prior to registering a bid.
