Internet auction will be used to sell the Walworth County Grasslands, a Ducks Unlimited premier grassland property. The Walworth County Grasslands is approximately 320 +/- taxable acres and is primarily comprised of native prairie and tame grasses and small temporary and seasonal wetlands. The acreage is fenced and is divided into 2 separate pastures of nearly equal size. Livestock water is provided for each pasture either by natural wetlands, dugouts or a windmill-driven well. The existing water tank located at the windmill site is private property and is not included as a part of this land sale. This water tank may be removed by the end date listed in the existing 2014 grazing contract associated with this parcel.
The parcel is located in the southeast corner of Walworth County, South Dakota, approximately 2 miles east of the town of Hoven. This tract of land lies on an elevated prairie landscape of glacial origin dotted with numerous wetland depressions with a deep-rooted history of grazing livestock.
Directions from Hoven, SD: east 2 miles on 148th Street, property is on the north side of the road.
The parcel is easily accessible and is well suited for livestock grazing and provides an excellent investment opportunity. The property has newly installed 4-strand barbed wire fence along the entire perimeter and has a new cross fence that will allow for rotational grazing, or the simultaneous grazing of two separate herds of livestock. On-line bids will be accepted between March 3, 2014 and April 1, 2014. Bid packages are available on-line (top left of this page) or by contacting the Ducks Unlimited. (See contact information). Bidders must be registered before submitting bids and can only place bids on-line.Bidders should register a minimum of 5 days prior to the auction end date to ensure registration requests will be processed and approved accordingly.
and Terms: At the end of the bidding period, the person submitting the highest bid will be declared the buyer. A ten percent (10%) down payment is due within 3 business days of being accepted as the winning bidder. The balance of the bid price is due in certified US funds, bank cashier's check or confirmed wire transfer at closing which will take place approximately 30 days after end of the bidding period. Closing costs and title insurance is the buyer's responsibility. Buyer to receive all mineral rights. Property taxes will be prorated to the date of closing and paid by the respective parties at closing.
No seller financing is being offered. The property is offered without buyer contingency of any kind. Have financial arrangements secured prior to registering a bid.

For those parcels under request to be permanently protected by USFWS and not complete, the Buyer will be required to sign an “Affidavit of Prior Knowledge” at the time of signing the Purchase Agreement.
