Internet auction will be used to sell the Goebel Ranch Grasslands – Parcel 5, a Ducks Unlimited premier grassland property. The Goebel Ranch Grasslands – Parcel 5 is approximately 917 +/- taxable acres and is primarily comprised of native prairie grasses and small temporary and seasonal wetlands. The acreage is fenced and is divided into 5 separate pastures of approximately 318, 160, 160, 159, and 120 acres in size. Livestock water is provided for each pasture either by natural wetlands, dugouts or an improved artesian well water delivery system. An existing shared well-agreement with adjacent landowners goes along with this property.
The parcel is located in south-central McPherson County, South Dakota, approximately 19 miles southwest of the town of Leola. This tract of land lies on the Missouri Coteau, an elevated prairie landscape of glacial origin dotted with numerous wetland depressions with a deep-rooted history of grazing livestock. Wetland densities in the area have the potential to attract in excess of 100 breeding duck pairs per square mile. Additionally, several large Federal Waterfowl Production Areas and State Game Production Areas dedicated to waterfowl production, upland birds, deer and habitat preservation are located in close proximity. These public lands also occasionally allow livestock grazing for habitat management purposes.

On-line bids will be accepted between March 3, 2014 and April 1, 2014. Bid packages are available on-line (top left of this page) or by contacting the Ducks Unlimited. (See contact information). Bidders must be registered before submitting bids and can only place bids on-line. Bidders should register a minimum of 5 days prior to the auction end date to ensure registration requests will be processed and approved accordingly.
and Terms: At the end of the bidding period, the person submitting the highest bid will be declared the buyer. A ten percent (10%) down payment is due within 3 business days of being accepted as the winning bidder. The balance of the bid price is due in certified US funds, bank cashier's check or confirmed wire transfer at closing which will take place approximately 30 days after end of the bidding period. Closing costs and title insurance is the buyer's responsibility. Buyer to receive all mineral rights. Property taxes will be prorated to the date of closing and paid by the respective parties at closing.
