Hoffman Grasslands - Parcel 1

Internet auction will be used to sell the Hoffman Grasslands-Parcel 1, a Ducks Unlimited premier grassland property. The Hoffman Grasslands-Parcel 1 is approximately 629.94 +/- acres and is comprised of native prairie, restored native and tame grasses and small temporary and seasonal wetlands. The property is fenced. Livestock water is provided by natural wetlands and dugouts. The property has 130 acres of CRP paying $40.64 per acre for an annual payment of $5,283. The CRP contract expires on 9/30/2021. The 2012 CRP payment will go to Ducks Unlimited, Inc.

The parcel is located 5 miles east on County Road 8 and 5 miles north on County road 17 from Long Lake, SD.

The tract is located in north central McPherson County, South Dakota northeast of the town of Long Lake, SD. This tract of land lies on the Missouri Coteau, an elevated prairie landscape of glacial origin dotted with numerous wetland depressions. Wetland densities in the area have the potential to attract in excess of 100 breeding duck pairs per square mile. Additionally, several large Federal Waterfowl Production Areas and State Game Production Areas dedicated to waterfowl production, upland birds, deer and habitat preservation are located in close proximity.

The tract is best suited for grazing, hay production and recreational opportunities

The property’s wetlands and grasslands will be protected by US Fish & Wildlife Service wetland and grassland easements. The buyer will be required to sign an “Affidavit of Prior Knowledge” recognizing the property will be perpetually protected.

Bid Registration: On-line bids will be accepted betweenOctober 15, 2012 and November 15, 2012. Bid packages are available on-line (top left of this page) or by contacting the Great Plains Regional Office of Ducks Unlimited. (See contact information). Registered bidders can only place bids on-line.

Winning Bids and Terms: At the end of the bidding period, the person submitting the highest bid will be declared the buyer. A ten percent (10%) down payment is due within 3 business days of being accepted as the winning bidder. The balance of the bid price is due in certified US funds, bank cashier's check or confirmed wire transfer at closing which will take place approximately 30 days after end of the bidding period. Closing costs and title insurance is the buyer's responsibility. Buyer to receive all mineral rights except the rights to carbon sequestration. Property taxes will be prorated to the date of closing and paid by the respective parties at closing.

Seller Financing: No seller financing is being offered. The property is offered without buyer contingency of any kind. Have financial arrangements secured prior to registering a bid.

Property Tours: Ducks Unlimited will provide guided tours of the property at any time. Appointments must be made in advance.
